07 — First Check

First Check

A plain-English read on the planning designations sitting over a piece of land — before you offer, before you pay anyone, and before you assume Permitted Development covers your extension or outbuilding. You don't need a postcode: a pin on the map, coordinates, a grid reference or a nearby place name all work. Free, instant, England only.

What this tells you

In a few seconds, whether anything on public record could stop, shrink or add cost to what you are planning — and which questions are worth asking next. It checks ten national planning designations — flood risk among them — plus coal mining and radon, explained in plain English rather than planning jargon, and adds a few practical extras about the site along the way.

What it won't tell you is whether your project works. That needs the title, the planning history, what services cost to connect, and what the ground is made of. This narrows the questions; it doesn't answer them.

What are you planning?
How do you want to give the location?

A full postcode, e.g. SW1A 0AA. Covers England only. Checks national planning designation datasets — not planning history, title, services or ground conditions.
