3. What we do not provide

We are not a surveyor, solicitor, conveyancer, valuer, planning consultant or structural engineer. Reports and advice are desk-based and do not replace a measured survey, legal searches, a flood risk assessment, a site investigation or professional advice. Specialist survey work is referred to third parties.

4. Prices and payment

No VAT is charged. Payments are taken by Stripe; we do not hold card details. Digital products (reports, plans, templates) are sold to UK customers only.

5. Digital content (reports, plans, templates)

Digital content is supplied after payment. Consumers have a 14-day cancellation right for distance purchases, but where you ask us to supply digital content immediately and acknowledge you lose the right, it ends when supply begins. Checkout asks for this request and acknowledgement.

6. Services (desktop studies, site visits, advice, retainer, project management)

Consumers may cancel within 14 days. If you ask us to start within that period and then cancel, you pay for work done up to cancellation. Site visit dates and travel bands are agreed at booking.

7. If something goes wrong

If a report is faulty or a check failed to run correctly, we will issue a corrected report or a refund. Your statutory rights are not affected.

8. Fixed records

Each report records data as retrieved on the date shown and is not updated if a source later changes.

9. Liability

For consumers, we are responsible for foreseeable loss caused by our breach; we do not exclude liability where it would be unlawful to do so. For business customers, liability is limited to the fees paid for the service concerned and excludes indirect loss and loss of profit.

10. Data sources

Reports use public datasets reproduced under their licences; see Data sources.

11. Complaints and corrections

12. Changes to these terms and governing law

We may update these terms; the version that applies is the one you agreed to at checkout (this version: 2026-10-draft1). These terms are governed by the law of England and Wales. Consumers in Scotland or Northern Ireland may use their local courts.
