Off-grid and self-sufficient services on a new-build plot
No mains water, gas or sewer isn't a dealbreaker — but it turns three assumptions into three separate technical questions a feasibility check actually has to answer.
A plot without mains connections gets talked about as though it's simply a more rural, more self-sufficient version of a normal build. In practice it replaces three quiet assumptions — water arrives, drainage leaves, heat is straightforward — with three genuine technical questions, each of which can independently make a scheme unviable if the answer comes back wrong.
Private drainage: percolation decides everything
Without a mains sewer, you're into a package treatment plant or septic tank, and either needs somewhere for the treated effluent to go — a watercourse, which needs an Environment Agency permit or exemption, or a drainage field, which needs percolation testing to fall within a defined range. Ground that drains too slowly fails the test; ground that drains too fast fails it too. A failed percolation test isn't a problem you design around with a bigger tank — it can mean the whole scheme is unviable on that specific spot, which is exactly why it's worth testing before purchase rather than after.
Boreholes: yield and quality, not just depth
A borehole needs a proper yield test proving it produces enough water reliably over time, not just once when the drill rig happens to strike a good seam. It also needs water quality testing — nitrates, bacteria, hardness — since water that was perfectly adequate for agricultural use decades ago may not meet potable standards without treatment. Abstraction above a threshold volume needs an Environment Agency licence, which is its own lead time to build into the programme.
Heat pumps: sizing changes the whole services design
An air source heat pump performs best against a well-insulated fabric and a low flow-temperature heating system, and needs a physical location that satisfies noise clearance distances from boundaries under permitted development and MCS guidance — not just wherever's convenient. A ground source system needs either enough garden area for a horizontal loop or the depth for a borehole, which can put it in direct competition with a drainage field for the same patch of land if both are needed on the same plot.
Off-grid power, if genuinely intended
Three-phase supply for larger renewable and battery installations has its own lead times and costs worth quoting early. And it's worth being honest about the gap between 'off-grid capable' marketing and actually disconnecting from the grid — most self-builders who install solar and battery storage keep the grid connection in place as backup, which is a sensible choice but a different proposition to genuine off-grid independence.
What this means for a feasibility check
- A percolation test, done properly, before assuming a drainage field will work
- A borehole yield and water quality test if private water supply is intended
- A check on whether an Environment Agency permit or abstraction licence is needed, and its lead time
- Ground suitability for a heat pump loop, checked against whatever else is competing for that same land
- A realistic quote for any non-standard electrical connection, obtained before exchange
