What a structural survey should actually tell you before you commit to a renovation scope

A survey that just lists defects isn't enough to scope a renovation. It needs to say which walls are load-bearing, what's already moved and why, and what that means for what can realistically be opened up.

A renovation scope usually gets fixed around a survey that was never designed to support it. A standard homebuyer or building survey exists to inform a purchase decision — it flags damp, roof condition, visible cracking — but it won't necessarily tell you whether the wall you're planning to remove is load-bearing, or why the crack above the window is there. That's a different document, and it's worth commissioning deliberately rather than assuming the purchase survey already covers it.

Load-bearing versus non-load-bearing, and why it's not always obvious

Internal walls in older houses can be structural even when they look like simple partitions, particularly in properties with suspended timber floors where a wall may be carrying a floor joist bearing that isn't visible without lifting boards. This needs a structural engineer's assessment, not a confident guess based on how thick the wall looks — and it needs doing before a scheme is designed around removing it, not once the kitchen has already been drawn as open-plan.

Reading movement: is it old, or is it ongoing

Cracking that's decades old, painted over multiple times and consistent in width from top to bottom, reads very differently to a crack with fresh plaster dust in it or a visible taper suggesting recent, ongoing movement. A structural engineer's job includes telling the two apart, and where movement is ongoing, establishing the cause — tree-related clay shrinkage, a leaking drain softening the ground beneath a foundation, a historic underpinning that's failing — before any renovation design proceeds. Building a scheme around an active cause of movement you haven't identified is designing around a problem you haven't actually fixed.

What a survey should tell you about the existing foundations

Depth and type, where they can genuinely be determined — often via a trial pit rather than an assumption from the house's age — matter enormously if the renovation includes any extension or underpinning. A shallow, historic strip foundation on clay behaves very differently to a modern foundation of known depth, and a scheme priced without knowing which one actually exists is priced on a guess dressed up as a specification.

Timber and damp: separating genuine structural risk from cosmetic staining

Wet rot, dry rot and woodworm in structural timbers — joists, purlins, wall plates — are a different order of problem to surface damp staining on a wall. A proper survey states plainly which structural timbers were actually exposed and inspected, and which were only visually checked through a hatch or not accessed at all, and a renovation scheme shouldn't be priced as though the unopened areas are automatically fine simply because nothing was reported there.

Turning survey findings into an actual renovation budget

'Further investigation recommended' is a hedge every surveyor uses, and it's also where a lot of renovation budgets quietly go wrong — the gap between that phrase and an actual number is exactly the risk that gets forgotten once the excitement of the design phase takes over. Each recommendation for further investigation is worth costing, and ideally actually carrying out, before the renovation budget is fixed rather than left as a caveat nobody revisits.
